Here’s a tip you can’t ignore when preparing to show and sell your home.

Most homeowners know the importance of staging the inside and outside of the home when trying to sell. Your home should be staged for all pictures that will accompany your listing and for all showings and open houses. According to the National Association of Realtors®, when staging your home you need to make sure that the curb appeal extends “all the way up the driveway and into the garage”. The the National Association of Realtors® recommends staging the garage, along with the rest of the house, because research that indicates that 78% of home buyers purchase a house with a garage. The garage is an important feature for many buyers because it’s essentially a storage space, whether they’re keeping cars or boxes in there.

Here’s how to stage your garage for a successful showing:

  1. De-clutter. Just as you got rid of unnecessary furniture and items inside the house, you need to eliminate clutter in the garage.

  2. Consider having a garage sale to get rid of unwanted/unused items from the garage and from inside the home

  3. Donate whatever doesn’t sell to a local charity

  4. Hang bikes and large equipment on the walls (or put them in storage) to free up space in the garage

  5. Organize cabinets, shelving, and other storage systems. Put anything you don’t need in the trash or in storage.

  6. Clear the floor. Get everything off the floor of the garage and into cabinets, bins, hooks, or shelves.

  7. Keep all dangerous tools and chemicals stored away and out of reach of children.

  8. Make sure you have a working smoke detector installed in the garage.

  9. Clean-try to get rid of all dust, dirt, and stains on the walls and cabinets.

  10. Apply a fresh coat of paint on the walls and cabinets if necessary.

  11. Make sure the garage is well-lit. Change burnt-out lightbulbs and add light if needed.

  12. Your garage should have a working automatic opener (automatic light, automatic reverse, wall control panel, remote).

  13. Clean the floors. Remove all stains if possible, repaint the floor if necessary.

  14. The garage door itself should be clean and new-looking.

The outside of your home is the first thing potential buyers will see – you don’t want to ruin your curb appeal with a dirty or cluttered garage, so make sure you take the time stage your garage before showing your home.

Hosting an open house is a great way to bring in tons of potential buyers, but if your house is unsightly, dirty, or cluttered, those potential buyers will probably turn around and walk right back out the door. Make it less personal.

  • Keep family members and pets away from the home during an open house

Taking down family photos and storing personal items allows you and your family retain at least some privacy during the home selling process, but there is another benefit to depersonalizing your home. A potential buyer at an open house is trying to imagine their life in that home, which can be hard to do with pictures of a strange family staring at them in every room.

A closet isn’t a good hiding place for clutter.

  • The goal is for your home to appear spacious

  • Consider renting a storage unit or asking a friend/family member to hold on to extra clutter

  • Try baking bread or cookies before the open house starts

  • Add fresh flowers or other plants in and outside of the home

  • Keep a fruit bowl on the counter and clean towels in the bathroom

While you want your home to be free of clutter and depersonalized, you don’t want it to feel like no one lives there.

Let in light.

  • Windows should be clean inside and out

  • Open all curtains and shades

  • Make sure that all light bulbs are working and shine brightly

New Jersey is a wonderful place to be in the spring and as a resident, you probably already know that, but it’s important for you to show potential buyers the beauty of New Jersey as well, starting with your lawn and home. There are a ton of properties on the market for buyers to choose from, so it’s also important for you to make your home stand out. Here are 5 important tips to help you sell your home this spring…

1. Enhance your curb appeal: This is the first impression potential buyers will have of your home, so it better be a good one, or else they might just drive on by. As the snow melts and the grass starts to turn a beautiful green color, make sure you’re ready to take advantage of the weather. Spring is the prime planting and growing season for many flowers in New Jersey, so check out your local nursery for plants that will make your home look vibrant, bright, and friendly. Mow the lawn (if necessary), and also be sure to clear away any wet piles of leaves or dead tree branches that may be lingering in your yard. If it’s still too cold out to plant flowers, you need to make sure, at the very least, that your driveway and walkways are cleared of snow.

2. Leave no evidence of children or pets. Your home should be completely uncluttered (no children’s toys) and it should smell like spring (no litter boxes or dog droppings in the yard).
