Your Fall Home Maintenance Checklist – 2013

Is your home ready for winter’s frosty temperatures and severe weather?

We all know about “spring cleaning”, but it is just as important to clean and prepare your home in the fall-before winter is here. This checklist, from Better Homes and Gardens, covers all the necessary maintenance for your home and will help homeowners prepare and protect their home this winter.

  • Inspect and clean gutters and downspouts to protect exterior surfaces and keep water out of the basement

  • Seal any gaps or cracks around windows and doors with weather-stripping and caulk to reduce drafts and to keep the heat in

  • Inspect roof for damaged or curled shingles, corroded flashing, or leaky vents-putting this off can be detrimental and disastrous (it’s much harder to find and fix the leak when its under snow and ice)

  • Repair damaged sidewalks, driveways, and steps-look for cracks more than 1/8-inch wide, uneven sections, loose railings on steps, disintegration of asphalt, or washed-out materials on loose-fill paths-these may not seem dangerous now but when it gets cold and icy out they can be hazardous

  • Drain and winterize all outdoor faucets and irrigation systems-it’s easier than dealing with a busted pipe later!

  • Clean or replace dirty/old furnace filters-filters that are clogged can make it harder to keep your home at a comfortable temperature and can increase your utility bills during the winter months

  • Have a professional inspect your HVAC system

  • Check fireplaces for build-up; hire a professional chimney sweep (better)-accumulations in a flue or chimney can result in a devastating chimney and/or house fire

  • Inspect any gas-fired room heaters-an improperly maintained gas heater can spew poisons into the air of your home, which can be very dangerous

  • Inspect wood stoves before firing up-cracks in wood-stove-stovepipes can release toxic fumes into your home,  so check for corrosion, holes, or loose joints often

  • Test smoke and CO monitors and replace the batteries

  • Inspect (or install) fire extinguishers-there should be at least one fire extinguisher in your home

  • Review fire escape plans

  • Rid your home of old newspapers and other fire hazards

Preparing Your Home To Sell With An Open House

Trying to sell your home this year? Having a successful open house can help you! Check out these tips for preparing your home to sell with an open house.

Hosting an open house is a great way to bring in tons of potential buyers, but if your house is unsightly, dirty, or cluttered, those potential buyers will probably turn around and walk right back out the door. Potential buyers attend open house functions because they’re trying to get an idea of whether or not the home will meet their needs; to give your home its best chance to impress, follow these guidelines from Realtor.com:

Make it less personal.

  • Keep family members and pets away from the home during an open house

  • Remove photos, awards, and other sentimental objects during an open house

  • Consider putting personal items into storage while your home is on the market

Taking down family photos and storing personal items allows you and your family retain at least some privacy during the home selling process, but there is another benefit to depersonalizing your home. A potential buyer at an open house is trying to imagine their life in that home, which can be hard to do with pictures of a strange family staring at them in every room.

A closet isn’t a good hiding place for clutter.

  • The goal is for your home to appear spacious

  • Consider renting a storage unit or asking a friend/family member to hold on to extra clutter

Rule number one of an open house is to de-clutter. That doesn’t mean hide clutter in the closets, attic, basement, or garage – potential buyers will be looking in all of those spaces during an open house. Empty spaces look larger than cluttered spaces, and you want potential homebuyers to be able to assess whether your home will meet their own storage needs.

Making your home inviting.

  • Try baking bread or cookies before the open house starts

  • Scented candles also make the home feel warm and inviting

  • Add fresh flowers or other plants in and outside of the home

  • Keep a fruit bowl on the counter and clean towels in the bathroom

While you want your home to be free of clutter and depersonalized, you don’t want it to feel like no one lives there.

Let in light.

  • Windows should be clean inside and out

  • Open all curtains and shades

  • Make sure that all light bulbs are working and shine brightly

Quite simply, “light sells homes”, according to Realtor.com. The idea is that light will make your home feel more warm and inviting and will allow potential buyers to see everything your home has to offer.

5 Tips To Stage Your Home To Sell

When it comes to selling a home, staging plays a part in the amount of time a home stays on the market as well as the price of a home. Here are a few tips to stage your home to sell…

1. Curb Appeal

When a potential buyer drives by your home or even pulls up for a showing, the first impression they will get is the front of your home. Make sure that you prepare your home for it’s best first impression…

  • Powerwash doorway, windows, garage door, etc.

  • Touch up paint around front door and garage door trim

  • Add flowers for a pop of color

  • Pull weeds and make sure to mulch

  • Cut grass and edge all the way around for those clean lines

  • Touch up the driveway

2. Clean it up

Make sure to do a deep clean before listing your home for sale. For a deep clean you can hire some help your invite your family over to pitch in. Here is what to remember…

  • Look up, there is dust and spider webs in the corners of your ceiling

  • Vacuum and clean all floors and carpets

  • Touch up paint around high traffic areas with scrapes and fingerprints

  • Wash knobs, handles, cabinets, railings and anywhere else someone would touch

  • Scrub appliances inside and out to make them look like new

There is more to the list for sure, so make sure you go through your home with great detail whether you are the cleanest person or the messiest person.

3. Declutter

This means rooms, closets, cabinets, basement, and even your crawl space. When a buyer comes into your home, they will probably not be looking for less closet space or not as many cabinets right? So show them the space your home offers by…

  • Removing pieces of furniture to open up your living room

  • Organize and remove items from your closets

  • Organize your Kitchen cabinets and pantry

  • Organize bedroom closets to show off the space

  • Organize your basement whether it’s finished or unfinished

This is where a second opinion or an expert could come in handy. They will let you know how to stage and organize your home to sell.

4. Set the table

Giving a little push to let home buyers see themselves living in your home doesn’t hurt. Try setting the table with place mats, plates, cups, silverware, and a center piece. Don’t over do it, but just enough to make it feel like a staged home.

5. Neutral Colors

No one wants a hot pink Kitchen or a lime green bedroom. Well, maybe they do but make sure that you keep it neutral. If you have any dark colors or bright colors, you might want to repaint. Stick with the neutral white, off white, beige, tan, neutral grays and blues, etc. If there is a bold color in a room, if the home buyer doesn’t like it all they will see are dollars signs and work to fix it.

6. Define rooms and areas

Have you ever walked into a home with an awkward space or a small room and think to yourself, “what do we do with this space?” If you have something like this in your home, try to give it a definition. Whether it is just a sitting area, storage area, or a playroom make sure to stage it that way for the potential buyers. Having more space is not a bad thing, but when it is awkward space it might throw off the buyer.
